As the Property Manager of Levit Green with Hines, you will be responsible for the premier life sciences development in Houston. This position will be responsible for management of Phase I, a 5-story, 290,000 SF building, with the potential to grow into management of the entire 4MM SF campus. Levit Green is a stunning new 53-acre master-planned district designed to offer a curated mix of uses – from highly sophisticated research facilities to dining and activated outdoor space. Property Management
Oversee property operations start-up to include, but not limited to, back-of-the-house operations, major building commissioning and management of the warranty period along with Hines in-house engineering.
Manage and develop all property personnel.
Work with owner’s third-party leasing agent to implement and maintain the marketing and leasing strategy for both current and prospective tenants.
Negotiate, implement, and manage contracts for all contractor services related to the physical operation of the property according to the Hines Standards.
Develop and maintain ethical, professional, and courteous relations with contractors.
Perform scheduled physical inspections of the property according to the Hines Standards.
Direct all emergency procedures including but not limited to:
Establish and execute emergency plans and practice drills
Act as fire/life safety director while assisting emergency authorities and response teams
Ensure all government, industry, and company required programs are instituted and maintained within the property.
Manage tenant improvement and/or building capital improvement projects as directed by owner.
Financial Oversight
Manage all fiscal activities of the property and maintain full P&L responsibility.
Perform/prepare weekly, monthly, quarterly, and annual financial reports as required by owner and/or Hines.
Develop the annual property operating budget and capital plan as required by owner.
Ensure collection of monthly rents.
Oversee annual tenant operating expense reconciliation.
Tenant Experience/Life Science Community Relations
Take initiative to quickly build good working relationships with the tenants’ management and facility representatives.
Respond to tenant requests with upmost urgency and resolve successfully the first time.
Leverage your resources to program events in the common spaces of the property to create a first-class tenant experience.
Represent Hines in selected business, community, and industry organizations and groups.
Qualifications:
Minimum Requirements include:
Bachelor’s degree from an accredited institution.
Minimum of five years of asset/property management experience, including a minimum of two years of direct experience with operations, design and construction of R&D laboratory and technical facilities.
CHFM certification preferred.
Strong financial acumen with P&L responsibility and budgetary experience.
Demonstrate proficiency in Microsoft Office software.
Exceptional communication (verbal and written) and people skills.
Proven, effective leadership to all property personnel.
Establish and maintain a positive team working environment.
Maintain a calm demeanor in emergencies.
Demonstrate sound decision making by understanding the big picture.
Analyze and interpret various types of data to draw conclusions and solve problems.
Collaborate successfully with internal and external stakeholders to formulate policies and programs and/or arrive jointly at decisions, conclusions, or solutions.
